I know that some of you wonder what I do when I’m not writing mysteries. Well, here’s a breakdown of my last week (with copy edits around the corner)!
The first episode of my new show (Ottawa Experts: Real Estate) will air October 1 at 8 PM on Rogers TV. A later episode will discuss how to get a house ready for sale. I have a gorgeous condo bungalow at 28 Spyglass Ridge in Amberwood Village (an estate sale) that will be listed next week. With the help of home stager Micheline Masson of Property Staged, I decided to use it as an example of how to do that.
The property is the first detached condo bungalow in Amberwood Village to come on the market in close to two years. It has three bedrooms, three baths, and two ensuites. The master bedroom has a huge walk-in closet as does the downstairs bedroom. It has a TV room as well as an office and a custom-built English pub with a brick fireplace. It backs onto the Amberwood Golf Course, and almost every window has an amazing view of the 9th hole. It has a fantastic sunroom, deck and double garage plus oodles of curb appeal — the landscaping is gorgeous!
At over 2,000 square feet of living space (above and below ground), it’s an incredible space. But it needed a few updates.
Micheline came out to take a look (she’ll be a guest on the December show) and we agreed the main level needed to be painted. The walls in one bedroom were a bright blue, and the rest of the house was painted in shades of pink. The carpet was a kind of golden beige and in absolutely great condition, but all the trim around windows and baseboards had been painted in the wall colours, which clashed a bit with the carpet.
Here’s the “before” of the dining room and the kitchen nook, to give you an idea of the space:
Micheline picked out a Sherwin Williams colour (Canvas Tan) which we will use throughout. All the trim and the doors will be repainted with Benjamin Moore’s Cloud White. The kitchen will be re-tiled with porcelain tiles in a nice neutral that I picked up at Rona and that hanging light fixture in the kitchen nook will be replaced with a brushed nickel pendant I found on Kijiji ($20).
The dining room light fixture will be replaced with a gorgeous brushed nickel chandalier and I have new brushed nickel light fixtures for the foyer and kitchen as well as new brushed nickel pulls for the cabinet doors that I also purchased at Rona. (A huge shout out to Marc Lamoureux for letting me have everything at cost. And a big thanks to my TV guests, lawyer Mark Arbique and mortgage broker, Cathy Macdonald, for helping out with the cost of these items as well.)
We used Dave Smart from SmartChoice Painting as our painter; he’s been at the house all week working away with his son, Jeff. Cedric Poon from Archipelago Contracting will start the tiling on Sunday. Micheline will come to my home to do a little “shopping” for accessories on Monday. (I usually do my own staging so I have ton of cushions, linens, art, etc. that I’m happy to lend.)
QuickDry Carpet Cleaning will be over on Tuesday afternoon; again, a big thanks to them for agreeing to come so quickly and at a discounted price. Micheline has arranged for National Rent to Own to loan us furniture to do the staging. We’ll have it for two weeks, which is awesome! Micheline will stage the home on Thursday.
Blake’s Photography (Pat is another one of Micheline’s fab contacts) will photograph the home on Friday and I hope to have the listing on MLS by Friday afternoon or early evening, so drop by and take a look. (The Open House, by the way, will be Sunday, 2-4, so be sure to come in person!)
I’m seeing if I can get a camera crew to get out there and film the transformation, but if we can’t arrange that, we’ll still have some awesome before-and-after shots! Stay tuned as we get this house ready for sale, and TV!
In the midst of all of this, I hosted two downsizing seminars (one with TD Canada Trust; the other at Good Companions: I made lunch for 40 people!) and went to an author’s event at Books on Beechwood. It was a very, very busy week!
